We are MJL Properties LLC: a family operated real estate investment company based in Los Angeles County. We’re a vertically integrated or full-service real estate firm involved in the investment, development, and management of residential, commercial, and industrial properties primarily located in Southern California. We pride ourselves in being a small, close-knit team that draws from our experience both in and out of real estate, as many of us have worked in other industries including healthcare, manufacturing, textiles, etc.
Overview
We are looking for a highly motivated individual to be a long-term member of our team in an integral, front-facing role starting as an assistant property manager for our company’s real estate portfolio. Though experience as a property manager is a strong plus, it is not a requirement for applying.
Duties:
- Manage all aspects of property operations including leasing, maintenance, lease enforcement, budgeting, and tenant relations
- Manage listings, direct leasing and showing of Premises, collaborate with asset manager in development and implementation of marketing plan, oversee tenant improvements as necessary, and manage third-party brokers with marketing and lease-up of applicable portfolio properties
- Lead move-in and move-out inspection protocol; manage legal processes associated with tenants, including but not limited to evictions
- Conduct regular property inspections and ensure the upkeep and maintenance of all portfolio companies
- Maintain detailed records of all activity in properties, including but not limited to any maintenance work, repairs, issues with tenants, complaints, etc.
- Manage all maintenance and repair needs for portfolio from inputting work orders to ensuring successful completion of work in a timely manner.
- Assist in management of construction in remodels, rehabs and even ground-up construction
- Assist in management of third party contractors during due diligence of new property acquisitions
- Solicit bids, negotiate costs where applicable with contractors and vendors, and select vendors for jobs
- Ensure all work orders are completed properly and update all files accordingly upon completion, including but not limited to status updates, final job notes, and photos
- Maintain a strong working knowledge of costs and prices for material and labor for repair, maintenance and construction jobs
- Manage relationships with vendors, contractors, etc.
- Prepare lease abstracts / summaries and maintain a strong understanding of lease details of all portfolio properties including critical dates, notification procedures, renewal dates and procedures, rent increases, etc.
- Prepare residential and commercial leases, amendments, and other related documents
- Administer and enforce terms of lease agreements including: billing and collection of rents and other tenant charges, processing security deposit/refunds, and unit inspections to ensure compliance
- Serve as a point of contact for tenants, managing the relationships and working with asset manager in negotiating lease terms and renewals
- Prepare and manage property budgets, financial reports, and rental collections
- Manage tenant and property files in the company’s property management system / database (Rent Manager) and ensure all records and reports are up-to-date and correct
- Collaborate and assist with other team members and third-party professionals as it relates to above or other related duties
- Perform other related duties as assigned
Qualifications:
- Bachelor’s Degree from an accredited university. Related work experience in lieu of college degree is OK
- Fluent in English
- Organizational skills and strong attention to detail
- Ability to effectively resolve situations or complaints from tenants or vendors
- Ability to express ideas clearly in written and verbal communications
- Tenacious and willing to push to resolve complex problems
- Ability to work independently and multi-task
- Comfort, ability, and willingness to drive and commute to different sites throughout Los Angeles County regularly and on occasion to San Diego County
- Proficiency in Microsoft Suite or related software
Other Important Notes:
- Our office is currently located in South Pasadena, California; however, we are moving to Vernon, California in less than one (1) year.
